Outlook up: Management raised full-year global RevPAR growth guidance to 2% to 3% and lifted 2026 gross fee guidance to $5.93 billion to $5.99 billion.
Middle East: The conflict in the Middle East remains the biggest headwind, with management now assuming a 100 to 125 basis point drag on full-year global RevPAR and a roughly 50% RevPAR decline in the region in Q2.
U.S. strength: U.S. and Canada demand remained broad-based across leisure, group and business transient, with select service notably improving to 3.5% RevPAR growth after being down more than 1% in Q4.
Growth engine: Development stayed strong, with record first-quarter signings, a pipeline near 618,000 rooms, and conversion deals continuing to drive more than 35% of signings and more than 40% of openings.
AI push: Marriott is rolling out AI tools across sales, customer service and website search, and management sees AI as a way to strengthen direct bookings and improve efficiency for owners and associates.
Capital plan: Full-year investment spending was raised to $1.05 billion to $1.15 billion, mainly because of the new Lefay luxury wellness platform, and Marriott still expects to return over $4.4 billion to shareholders in 2026.
