Newmark Group Inc
Newmark Group is a commercial real estate services company. It helps landlords, tenants, developers, and investors rent, buy, sell, finance, and manage office buildings, warehouses, retail properties, apartment assets, and other commercial real estate. Its core work is brokering deals and advising clients on how to use real estate as a business asset. The company makes money mainly through fees and commissions tied to transactions and advisory work. It also earns recurring income from services such as property and facilities management, which usually depend on long-term contracts rather than one-time deals. Its clients are mostly businesses, property owners, lenders, and real estate investors. What makes Newmark’s business model different is that it sits in the middle of the commercial property market as a specialist advisor and intermediary, not as a landlord or developer. It benefits when companies need help leasing space, moving capital, or managing property portfolios, and its relationships and market knowledge are the main tools it sells.

Outlook raised: Management lifted full-year 2026 guidance and now expects double-digit top-line and bottom-line growth for a third consecutive year.
Leasing and capital markets: Leasing grew 20% on stronger office activity, while capital markets revenue jumped 45% on heavier debt activity and gains in senior housing and affordable housing.
Cash and capital return: Adjusted free cash flow rose sharply, the dividend was doubled from $0.03 to $0.06, and Newmark bought back 10.4 million shares through April 29.
AI and data centers: Management said AI is being adopted broadly across the firm and sees continued strength in data center and infrastructure-related opportunities, especially where power and structuring expertise matter.
