Profitability turns positive: UBM said Q1 2026 delivered a positive result both before and after tax, extending the turnaround that began in Q2 last year.
Liquidity strengthened: Cash rose to EUR 168 million from EUR 118 million at the end of 2025, giving management confidence ahead of upcoming debt repayments.
Balance sheet solid: Equity ratio stood at 33.7%, equity reached EUR 377 million, and net debt was EUR 484 million, with LTV at 43%.
Debt refinancing is planned: The EUR 73 million senior bond was repaid and the EUR 56 million hybrid bond due in June is expected to be replaced with new Genussrechtskapital.
Strategy shift: UBM is pushing a two-product approach: affordable housing for volume and premium living for margins, with an early pilot project in Vienna already underway.
Germany improving slowly: Management remains upbeat about German residential sales, especially in A-cities like Munich, while saying the market is still lagging Austria and the Czech Republic.
